Who Supplies the Metal Building Package?

Procuring the Building Package

When developing a metal building project, owners generally face two distinct procurement paths for the building materials.

Owner-Furnished Materials

In this scenario, the project owner purchases the building package directly from a manufacturer or broker and separately hires a General Contractor or Erector to assemble it. Owners may choose this route to directly manage material costs or specify a preferred building brand. The challenge lies in coordinating the delivery schedule, managing missing or damaged parts upon delivery, and handling engineering clarifications directly with the manufacturer.

Contractor-Furnished Materials

Many contractors and design-build firms offer a turnkey solution, purchasing the building package from their established manufacturing partners. This consolidates the responsibility for material procurement, delivery logistics, and erection under a single entity. The contractor manages the bill of materials, handles discrepancies, and often leverages existing manufacturer relationships to resolve engineering questions efficiently.

Both methods are viable; the decision rests on the owner's capacity to manage construction logistics versus delegating that risk to the contractor.
